Who we are: an impact window and door installer that works in one place only, Miami-Dade County. We measure, quote, permit and install, and the same team answers the phone when you call afterwards.
Why one county
Miami-Dade has the strictest window rules in the state. Products need the county's own approval, permits go through 34 different municipal desks plus the county, and inspectors look for specific things. Working nowhere else means we know those details, and jobs pass inspection the first time more often.
It also keeps us close. A measure in Homestead and an install in Aventura are both a drive across the same county, not a trip from another market. When an inspector wants something adjusted, or a homeowner notices a sash that needs a tweak after the first big rain, we can be back without a long wait.
What we put in your openings
Hurricane windows are the core of what we do. That covers single-hung units for most bedrooms and baths, horizontal rollers for wide openings, casements where you want a tight seal and full airflow, and large fixed or picture glass for living rooms and water views. We also replace the doors that finish the job: impact sliders onto the patio or pool deck, French doors, and front entry doors with their sidelights.
Every unit we install carries a current Miami-Dade Notice of Acceptance for its size and design pressure. If an opening needs a product that is not approved for it, we tell you, and we do not quote it.
How a job runs with us
- A real measure. Someone comes to the house and measures every opening. We do not price from photos.
- A quote you can compare. One line per opening, with the product, its NOA number, the glass and the finish work.
- Paperwork handled. We file the permit, record the Notice of Commencement when it is needed, and meet the inspector.
- A clean finish. Stucco and trim are finished around each frame and the debris leaves with us.
- Documents at the end. You get the NOA paperwork for your wind mitigation inspection and your records.
The measure decides the job
Most problems with replacement windows start with a rushed measurement. Openings in older Miami-Dade block houses are rarely square, and a frame ordered a quarter inch too large will not go in, while one ordered too small leaves a gap that has to be filled and sealed. So we measure each opening in more than one place, note the condition of the wood buck around it, and check which way the wind exposure and the floor height push the design pressure.
That visit is also when we talk through the choices that change the price: aluminum or vinyl frames, clear or tinted glass, Low-E coatings for west-facing rooms, and whether you want a matching frame color for an HOA or a particular look.
Permits in 34 cities and the county
Each municipality in Miami-Dade runs its own building department, and unincorporated areas go through the county. They share one product approval system but differ in forms, plan requirements and inspection scheduling. We prepare the permit package for your address, attach the NOA for each product, and handle the back and forth until the permit is issued. On larger contracts we also record the Notice of Commencement that Florida law requires.
Plan around hurricane season
Impact windows are built to order, and permit desks get busier as June approaches. From the day you approve the quote, expect roughly 6–10 weeks before install day. Homeowners who call in late fall or winter usually have the job closed out well before the season starts. If you are already in the season, we can put the most exposed openings first so the house gains protection sooner.
Who calls us
Most of our calls come from homeowners replacing original aluminum or jalousie windows before hurricane season. We also work with condo owners, who need association sign-off before anything changes on the outside of a building, and with landlords who want a rental protected without a shutter routine every time a storm forms. For condos, we can work from the association's approved frame color and glass tint so the board review goes smoothly.
After the install
Once the final inspection passes, you get the closed permit, the product approvals and the details a wind mitigation inspector will ask to see. That inspection is what your insurer uses to decide on opening-protection credits, so keeping the paperwork together matters. If anything about a window or door does not work the way it should, call and we will come back and look at it.
Where we come from
The company was started by people with an engineering background. On building projects they kept seeing the same thing: a well-built house is only as strong as its openings, and the windows and doors are what fail first when a storm hits. That is why the business is built around one job, putting openings into Miami-Dade homes that keep the wind and water out.
Before you decide, you are welcome to visit our showroom to see the frames, glass and hardware up close and compare styles side by side. Alongside homeowners, we also work with general contractors and architects who want help choosing windows and doors early in a project.
Our warranty and upkeep
Every job comes with a written warranty: one year on the installation, ten years on the glass, and up to fifteen years on the frame finish. After the job, we also service and maintain any window or door you bought from us, so a sticking slider or a worn seal years from now is still our job.
Licensed and insured
Our Florida contractor license is CGC1538265. We carry liability insurance and send certificates to condo associations, HOAs and property managers whenever they ask.
