Budgeting a whole house

Most Miami-Dade homes have somewhere between ten and twenty openings. A three-bedroom, two-bath house, windows only, usually lands near $12,000–$25,000. Add the slider and the front door and the total can climb by several thousand dollars. Doing the largest openings first and the rest later is a common way to spread it out.

Six things that move a Miami-Dade quote

  1. Design pressure. Taller homes and houses near open water need units rated for higher pressures, which means heavier frames and thicker glass.
  2. Opening size. Price rises with glass area, and custom shapes add fabrication cost.
  3. Frame material. Aluminum is the traditional choice here; vinyl is often a little cheaper and insulates better.
  4. Glass package. Clear, tinted, Low-E and gray or bronze interlayers all price differently.
  5. Finish work. Stucco repair, interior trim and paint around each frame, if included.
  6. Access. Second-floor openings, tight side yards and condo towers take more labor.

Why two quotes on the same house differ

When one installer comes in thousands above another, they are usually not quoting the same thing. Lay the two quotes side by side and compare each opening: the product and its NOA number, the frame and glass, who patches the stucco, and whether the permit, inspection and Notice of Commencement are in the price. The gap tends to shrink once the scope matches.

Help with the cost

  • State sales-tax refund. Up to $500 back on impact windows and doors bought between July 1, 2026 and June 30, 2029, for homesteaded homes with a just value of $700,000 or less. Condo units qualify.
  • Wind mitigation credits. Florida insurers must offer discounts when every opening is protected. A wind mitigation inspection after the job documents it.
  • My Safe Florida Home. This state grant program has covered impact openings in past rounds. Check that it has money before you count on it.
  • Payment plans. Monthly payment plans on approved credit.

Cost questions

What is the average cost of hurricane windows in Miami-Dade?

As an estimate, $800–$2,000 per standard-size window installed. Picture and custom windows run about $1,500–$3,500. National guides put the glass at roughly $55–$100 per square foot.

What does a whole house of impact windows cost?

For a three-bedroom, two-bath house, windows only, plan on roughly $12,000–$25,000 as an estimate. Sliders and entry doors are priced on top.

Is the permit included in the price?

On our quotes, yes, along with the inspection. On any quote, check for the permit, the inspection, and the recorded Notice of Commencement that Florida requires once a contract passes $5,000.

Can I spread the cost over time?

Monthly payment plans on approved credit. Some owners also do the house in two phases, the largest openings first and the rest the following year.

Are there tax breaks or grants for impact windows?

A 2026 Florida law lets owners of homesteaded homes with a just value of $700,000 or less, condo units included, claim a sales-tax refund of up to $500 on impact windows and doors bought from July 2026 to June 2029. The My Safe Florida Home program has also paid for impact openings when it has had funding.
